A legal notice in the UAE is often the first formal step in a dispute, and sometimes the last, because a clear demand with a deadline is enough to make many people pay, perform or negotiate. It is also a document a court may read months later, so what it says, and how it was delivered, matters.

This guide explains when a legal notice is required in the UAE, what it should include, how to serve it and what it costs. If you need one drafted or have received one, our litigation lawyers in Dubai can prepare it or advise on your response.

The short answer

A legal notice is a formal written demand that sets out your claim and gives the other side a deadline. It is not required before every case, but it is required before a payment order and for key tenancy steps such as an eviction at the end of a lease. In Dubai, having a notary public attest a legal notice costs AED 200, plus translation and delivery charges and any drafting fee.

What is a legal notice in the UAE?

A legal notice is a written communication, usually prepared by a lawyer, that tells the other party what they owe or must do, why, and what will happen if they do not act by a set date. It can be sent by a business chasing an invoice, a landlord or tenant, an employee, or anyone with a contractual claim.

Its value is practical as much as legal. It puts your position on record, shows a court that you gave the other side a fair chance, and gives the recipient a clear way to resolve the matter before costs rise on both sides.

When a legal notice is required in the UAE and the notice periods for payment orders and tenancies
The four most common situations where UAE law requires a legal notice, and the notice period for each.

Most civil claims can be filed without one, but in several common situations a notice, or a notice delivered in a particular way, is a legal requirement:

SituationWhat the law requires
Applying for a payment order to recover a debtA written demand giving the debtor at least 5 days to pay before the application is filed
Evicting a tenant at the end of the lease for sale, personal use or major works (Dubai)12 months’ notice delivered through a notary public or registered mail
Evicting a tenant for unpaid rent during the lease (Dubai)Notice to the tenant, who then has 30 days to pay before eviction can be sought
Changing the rent or terms at renewal (Dubai)Notice at least 90 days before the tenancy contract expires
Contracts that require notice before termination or a claimNotice in the form and within the time the contract sets out

Getting the method wrong can undo the notice. The Rental Dispute Centre, for example, has applied the requirement for service through a notary public or registered post rather than accepting an email as sufficient notice.

When a legal notice is worth sending anyway

  • It often settles the matter. Many debts and contract disputes end once the other side sees a formal demand and a deadline.
  • It creates evidence. The notice and the proof of delivery show when the other side knew about the claim and what you asked for.
  • It frames the dispute. A well-drafted notice sets out the facts and the legal basis early, which shapes the memorandum of claim if a case follows.
  • It tests the response. The reply, or the silence, tells you a lot about whether to pursue a payment order, a civil case or a settlement.

What a legal notice should include

  • The names and details of both parties, and the contract or relationship the claim arises from.
  • A clear, factual account of what happened, with dates.
  • Exactly what you are asking for, whether an amount, an action or both, and how any amount was calculated.
  • The basis for the claim, such as the contract clause or the relevant law.
  • A deadline to respond, which must be at least 5 days if a payment order may follow.
  • What you will do if the deadline passes, such as applying for a payment order or filing a case.
  • Copies of, or references to, the key supporting documents.

Keep the tone factual. Threats, insults or accusations in a notice can backfire, and in the UAE some statements made in writing or online can lead to defamation complaints.

How to send a legal notice

Through a notary public

In Dubai, a legal notice can be attested by the Dubai Courts notary public or by a licensed private notary and then served on the recipient. This is the safest route where the law requires notarised notice, as with 12-month eviction notices. Notices served through the notary are generally in Arabic, so a notice drafted in English needs a translation by a legal translator.

By registered mail or courier

Registered mail, or a courier with proof of delivery, is accepted for many tenancy notices and gives you a dated record of receipt.

By email or WhatsApp

Email and WhatsApp messages are useful evidence and often show that the other side knew about the claim, but they may not satisfy a legal requirement for notarised or registered notice. Where the method matters, use the notary or registered mail, and send a copy by email as well.

How much does a legal notice cost in the UAE?

The cost has two parts: official fees and drafting. For a notice attested in Dubai:

ItemCost
Notary public attestation of a legal notice (Dubai)AED 200, under the official notary fee schedule
Translation into ArabicCharged per page by the legal translator, if the notice is drafted in English
DeliveryCourier or process-server charges, depending on the method
Drafting by a lawyerA fixed fee, quoted in writing after a free consultation

The AED 200 attestation fee comes from Dubai’s notary public fee schedule, Executive Council Resolution No. 4 of 2014 as amended in 2025. Private notaries may add their own service charges, and fees in other emirates differ.

What to do if you receive a legal notice

  1. Note the date you received it and the deadline it gives.
  2. Do not ignore it, and do not reply with admissions or threats before taking advice.
  3. Gather the contract, payment records and messages relating to the claim.
  4. Decide with a lawyer whether to pay, negotiate, dispute the claim in writing or prepare a defence.

A considered written reply can be as important as the notice itself, because it puts your side on record before any case is filed.

What happens if the other side ignores the notice?

Once the deadline passes, the notice has done its job, and you can choose the next step. For a debt proven in writing, a payment order is often fastest. For broader contract disputes, filing a civil case in Dubai is the usual route. Landlord and tenant matters go to the Rental Dispute Centre.

Frequently asked questions

Is a legal notice mandatory before filing a case in the UAE?

Not for every case. It is required before a payment order, for key tenancy steps such as eviction, and wherever the contract requires notice. For other claims it is optional but strongly recommended.

How much does it cost to send a legal notice in Dubai?

The notary public fee to attest a legal notice in Dubai is AED 200, plus translation and delivery charges. If a lawyer drafts the notice, there is also a drafting fee, which we quote as a fixed fee.

Is a WhatsApp message a valid legal notice?

It can be useful evidence, but it may not meet a legal requirement for notarised or registered notice, such as for an eviction. Where the method matters, serve the notice through a notary public or by registered mail.

Does a legal notice have to be in Arabic?

Notices served through the notary public are generally in Arabic or accompanied by an Arabic translation. Arabic is also the language of the local courts, so an Arabic version avoids problems later.

How long should I give the other side to respond?

It depends on the claim and the contract, but before a payment order the law requires at least 5 days. Many notices give 7 to 15 days, to allow a realistic chance to settle.

Can I send a legal notice myself?

Yes, but a notice drafted by a lawyer is more likely to state the claim correctly and meet the formal requirements, which matters if the dispute reaches court.
